The mandate

Most property work is organised around the deal. Ours is organised around the asset — before it changes hands, on the day it does, and every year after.

That means the people who appraise a building are the people who go on to run it. Nothing is handed over to a department that wasn't in the room. For an owner, it is one relationship instead of four, and one place where the answer lives.

How we work

A named person, not a firm

Every mandate has one senior contact who is personally accountable for it. You will not be introduced at the pitch and handed to someone else afterwards.

Reporting you can act on

One format, one cadence. Income, arrears, voids, works and spend — set out so the next decision is obvious, not buried in an annexe.

Costs on the table

Fees are agreed in writing before work starts. Where a supplier, contractor or introducer pays anything to us, you are told.

The ten-year test

We weigh decisions against what the asset looks like in a decade, not at the next quarter end. Sometimes that means advising against the deal.
