Hostcol Ltd was incorporated in England and Wales in September 2021 to do one thing properly: look after property for people and institutions who own it, across the whole time they own it.
The idea
The market is split in two.
Owners are not.
On one side, transaction people who are paid when a building changes hands. On the other, managers who inherit whatever was bought and make the best of it.
An owner sits across both and carries the consequences of each. Hostcol was built to cover the whole span — so the appraisal that justified the purchase is the same document the management is measured against three years later, and nobody gets to blame the other side of the office.

I set the business up because the pattern was easy to see and hard to fix from inside anyone else's firm: buildings are bought on a spreadsheet and then run by whoever is cheapest, and the gap between the two is where owners quietly lose money.
So Hostcol is small on purpose. Every mandate has a named person, and that person is me or someone I would put in front of my own assets. When we are the wrong firm for a piece of work, I would rather say so on the first call than find out on month nine.
Where we draw lines
Four things we won't do.
Act for both sides
We represent one party in a transaction. If a conflict emerges mid-process, you are told immediately and we step back from one side of it.
Keep a commission quiet
Any payment reaching us from a contractor, supplier or introducer connected to your asset is disclosed in writing, as a matter of routine rather than on request.
Take on more than we can watch
Capacity is finite and attention is the product. We would rather decline a mandate than dilute the ones already running.
Sell you the next service
Four service lines exist so that owners can take one. There is no engagement that only works if you also buy the other three.

Hostcol Ltd is a specialist operating company within the Grant & Graham group, whose parent entity is Grant & Graham Holding OÜ in Tallinn.
The company runs its own client relationships, its own leadership and its own P&L. What it inherits from the group is the governance floor: named senior accountability, standardised reporting, independent risk review, and one conduct standard applied in every jurisdiction the group works in.
