The mandate
Most property work is organised around the deal. Ours is organised around the asset — before it changes hands, on the day it does, and every year after.
That means the people who appraise a building are the people who go on to run it. Nothing is handed over to a department that wasn't in the room. For an owner, it is one relationship instead of four, and one place where the answer lives.
What we do
Each sits at a different point in the life of an asset. The colour follows the depth of the mark: entry at the top, oversight running through everything beneath it.

Sourcing and appraisal, offer strategy, and the co-ordination of everything a transaction needs to close — surveys, searches, lenders, solicitors and agents kept moving to one timetable.
In use
The day-to-day: tenancies, rent collection, arrears, repairs and planned maintenance, compliance, contractors and service charges — across a single building or a spread portfolio.
Performance
What the asset should be doing, and what it currently is. Rental positioning, void and arrears reduction, lease events, cost lines, refurbishment cases, hold-or-sell analysis.
Oversight
Independent counsel where there is a decision to take: entry into a new market or asset class, a structure to review, a managing agent to appraise, or a portfolio that has grown past its reporting.

Individuals and families holding anything from a first investment property to an inherited estate — often with other things to be getting on with.
Funds, corporate landlords and family offices needing consistent reporting, defensible process and a named person accountable for it.
Property held or acquired by companies within the Grant & Graham group, run to the same governance standard as every other entity.
How we work
Every mandate has one senior contact who is personally accountable for it. You will not be introduced at the pitch and handed to someone else afterwards.
One format, one cadence. Income, arrears, voids, works and spend — set out so the next decision is obvious, not buried in an annexe.
Fees are agreed in writing before work starts. Where a supplier, contractor or introducer pays anything to us, you are told.
We weigh decisions against what the asset looks like in a decade, not at the next quarter end. Sometimes that means advising against the deal.
